The Construction Superintendent is responsible for the overall leadership of the construction project and site. This includes the coordination of numerous vendors including subcontractors, architects, inspectors, and staff. Superintendents have the overall responsibility for monitoring the quality of work and safety performed on the project. In addition, they have an obligation to monitor project costs and to take necessary action to minimize expenses and/or maximize profits while maintaining quality. They must thoroughly understand the Construction and Contract Documents including the Owner contract and GMP, the subcontract agreements, all addenda, plans, and specifications. This role includes communicating and collaborating with Owners, Development, Project Managers, and Property Management teams.
Key Job Duties and Responsibilities:
• Lead in solution minded value engineering that balances the costs, full life cycle costs schedule, maintenance, and initial development requirements.
• Supervise and lead all aspects of the job including earthwork, utilities, concrete, roads walks, framing, plumbing roughs, electrical roughs, HVAC roughs, insulation, drywall hanging, drywall finishing, lightweight concrete, exterior work, and work completed by the subcontractors, vendors and suppliers.
• Coordinate, direct, and schedule all test and inspection activities of agencies and governmental authorities.
• Schedule and chair pre-construction meetings with the subcontractors and suppliers to prepare them for upcoming work.
• Schedule all labor, materials and inspections in order to keep the project on schedule.
• Keep a daily project log indicating work performed, weather conditions, and material or rain delays.
• Lead and mentor Assistant Superintendents, Project Engineers and Coordinators as needed.
• Prioritize safety by maintaining a safe working environment for fellow employees, subcontractors, vendors, suppliers and clients as well as a safe living environment for residents.
• Provide on-site safety instruction as needed for employees and subcontractors. Complying with OSHA and environmental safety standards.
• Manage the job site including the maintenance of materials, cleaned streets, closed door and windows, closed and locked storage areas, general clean-up of debris of the site construction storage areas, and an organized office trailer.
• Partner and collaborate with project management team regarding budgeting and financials related to project
• Assist and provide insight to project management team regarding buy out of the job, change orders, etc.
Requirements
• Bachelor's degree in construction-related field
• Five to ten years proven experience in multi-family and/or commercial construction building.
• Experience building and developing subcontractor relationships.
• Very strong communication, listening, and organizational skills.
• Experience with multiple delivery methods and unit turn processes.
